Home Buyer Education

If you’ve ever dreamed of owning your own home, The NHS HomeBuyer  Education Training Program can help.  Our training program is a unique educational experience for families who are ready to embark on the road to homeownership but would like a helping hand along the way.  Participants meet during four consecutive weekly sessions to learn more about preparing for homeownership.  Topics covered in the seminars include:  Employment and credit requirements; shopping for a home; obtaining financing; closing on your home; renovation and rehabilitation; and insurance requirements.

 Step One: Orientation
The first step to homeownership is to register for the NHS HomeBuyer Orientation.  Here you will learn what further steps you will need to take to reach your goal of “HOMEOWNERSHIP”.

Step Two:  Credit and Affordability Assessment 
A NHS credit assessor will provide you with a confidential assessment of your credit report and an approximate affordability based on your unverified income.  It is at this time you will be enrolled in the NHS four week HomeBuyer Education Program. 

Step Three:  HomeBuyer Education Classes

Class One- Are you ready to buy a home?
During this session you will learn what it takes to be ready for homeownership.  Topics such as budgeting to meet your goals, credit counseling/education, employment and loan requirements.

Class Two- Shopping for a Home?
Preparing for homeownership includes learning how to shop for a home; how to make an offer; and the process of obtaining a mortgage loan that will fit your needs.  The HomeOwnership Center Team members will help you sort through the various issues of the mortgage loan process so that you can make an informed decision that is right for you. 

Class Three- Renovation and Rehabilitation
NHS has a licensed contractor on staff who will review with you the advantage of preventative maintenance, home safety, remodeling and repair.

Class Four- Protecting your Investment and meeting a lender
An insurance representative will review options that  will be available to you. A local lender will give you first hand insight of the mortgage loan process from application to closing.

Step Four:  Budgeting Sessions
Certified counselors will work one on one with you to set up a budge to accomplish your goals of saving for a down payment or to eliminate past debt. Our counselors can assist in linking clients to other resources available. NHS will monitor each client to determine when they are able to seek pre-approval from a lending institution .

Submitting a Purchase Agreement, Securing a Mortgage Loan and  Setting a Closing Date are some of the Final Steps Towards Homeownership.

 

NeighborWorks® Online Homebuyer Education Program

Welcome to the NeighborWorks® Homebuyer Education program,  "Realizing The American Dream". This program is your official source for homebuyer education online.

Upon completion of this online program, you will:
  • Print an official Certificate of Homebuyer Education Completion to present to your lender
  • Become educated about the homebuying process and homeownership responsibilities
This program is designed for people that:
  • Are obtaining a USDA home loan
  • Have been asked by their lender to take a homebuyer education course
  • Are working with a local housing counselor
  • Want to be better prepared to purchase their home
This course will take approximately 8 hours to complete.
